First Time Renter

Hi,

Finally found a place I like to rent and it's now hit me I have a lot to do in a short time.

Hopefully we can move in within a few weeks once everything is completed and I have no idea what I would do with this site and the guides!

Just a question some of you may be able to offer.

Will I need to get house insurance? I understand it's not my property but should I be covered?



I've started to make a list of everything we will need like the small things we sometimes miss.

Any advice anybody can give me in getting things sorted while I have time would be appreciated. I'm nervous about this but also excited at the same time :)

    I have contents cover for my own possessions. It also covers me in some way if there's a problem with the landlord's property.

    However there's no need for you to get buildings insurance.

    Other things you'll need to do - utilities, TV licence, council tax; also loo roll and lightbulbs!
  • I'd worry about the big-picture things first:

    1. Do you have the funds available in a current account enough to pay six weeks rent as a deposit + one month upfront + agent fees?
    2. Do you know how to go about arranging a CHAPS transfer with your bank so the funds can go into the agent's account the same day?
    3. Get the referencing paperwork in ASAP to start the ball rolling on that front.
    4. Pre-warn your employer (or any referees) and use email where possible for speed!
    It's not too bad.

    You'll certainly need content's insurance unless you can live with replacing everything out of your own pocket if you are burgled. Building's insurance is the responsibility of the landlord.

    I've worked out roughly the council tax. Is there any other way I could get a rough guide for the Electricity and Water rates? Its a small new build two bedroomed flat were moving into.

    I've looked at my parents bills but this is a much bigger four bedroomed house with five people in so totally different costs.

    Thanks Manual Reversion. In answer to your questions:

    1) Yes. I paid the agent fees yesterday and have the bond and one month upfront to pay when we move in.

    2) No. I suspect I can set this up on my online banking? Is it just like a direct direct but instead paying money to the LA?

    3) I've given most details, just need to get my HR's email who deals which this type of thing.

    4) Shall be doing that tomorrow :)

  • The landlord actually will need to insure his/her contents if your accomadation is furnished, but you may still want to cover the value of your deposit in case you damage any of the landlords furnishings (not including wear and tear).
