buying an old house

Hi guys, we are in the process of house hunting and are seriously considering a repossed property. This property obviously needs a lot of work doing to it but having not done this sort of thing before I was hoping people would be able to help with how much we should budget for each job.
We are in teeside and its a 3 bed semi we are looking at.

Jobs that we want to budget for:

rewiring - not sure if it needs doing but it could well be necessary
double glazing - 2 larger windows and 3 small windows.
new flat room on utility room approx 4m x 2m
guttering and facsias
budget fitted kitchen - approx 3m x 2.5m
budget bathroom - again small in size.

everything would need painting/ carpeting as well but we are willing to wait for things that aren't essential straight away. I just don't want to under budget since there are quite a lot of things to do and end up running out of money. Any advise from experience with these things would be appreciated!

  • If you are not experienced with costs or the type of work in renovating a property, then rather than get vague estimates (which could be way off and completely blow your budget) you will be better off having the property properly surveyed and get remedial work cost schedule drawn up.

    This can be different to a building survey (of condition) or in addition to it. You can instruct a surveyor to just comment on the costs of certain works and prepare a schedule with costs. Then you have a true indication of how much the property will cost you, and you can direct your money to the essential items, and not the cosmetic items

    Subject to actual specification and specifics of the property, those items in the list will cost at least £5k, but with associated work, may be more like £7k for the basics

    iamcornholio is right. The info you give is very vague. What does '2 large windows and 3 small windows' actually mean? If the windows are bays, then they can be over £1k each. Also, how many openers / fanlights do you need? what kind of quality, colour etc. The rewiring could be £2k, but more if you want additional sockets etc. Flat roof - does it need reboarding, new joists etc? anythinmg from £800 to £2k. You could contact a local (recommended) builder and he is prob the best person to give you a best guess price, even if you have to bung him a drink.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
