Credit checks with Letsure

My fiance and I are applying for a rental house and the Application form is a 'Tenant Assessment Application Form' which has been provided to the LA by 'Letsure Tenant Referencing Services'.
I have, however, a couple of queries and wondered if anyone could help me.
1. My fiance has a number of defaults on his credit file (6 I think) which he told the LA about and they seemed fine with it. However, he had a CCJ which was set aside in 2007 but after checking one of the Credit files, it still appears on there, but not on the other 2. Could this cause a problem?
2. The Tenant Assessment Application Form only asks for 1 previous address if lived at the current address for less than 3 years. However, after a bit of research, the Letsure website says: "Any adverse records discovered at alternative or linked addresses will result in a decline." All of my fiances defaults are old (but unsettled so he still owes) and as a result, they are at addresses before his previous address, but there's nowhere on the application form to put 3+ years worth of addresses (he's just finished uni so moved every year through student accommodation).
3. If Letsure do decline us for any reason is it possible to appeal or do we just have to accept their decision? Or will they just likely ask for a guarantor?

The decision to rent to rests with the landlord, or his agent if he delegates it to them. Letsure simply does the search and then gives the information and perhaps an 'advice' to the agent/LL.
1) yes it could. if it shows up the agent/LL might prefer not to rent to your fiance.
2) Not sure what the question is, but letsure may find 'linked' addresses ie more than 1 previous.
3) If the agent/LL declines, you can certainly discuss further with them, if they are willing to. Offering a guarantor may help, as might offering to pay 6 months rent up front. Some agents/LL have a stricter policy than others.0 -

When we posted the application form, we included the 'Order of Consent' which the solicitor sent to my fiance, to prove that the CCJ has been set aside and should have been removed. We also said in the letter accompanying the application form that if they foresee an issue, please contact us before proceeding because we don't want to waist the admin fee.
As for number 2, I think my question is, as my fiance has defaults that still have his previous address (his dads house) on his credit file, is this what Letsure mean by "Any adverse records discovered at alternative or linked addresses will result in a decline."? Therefore, does he need to get all of his defaults registered to our current address asap? If so, how does he get the addresses on his credit file changed?
Thanks again, it's a slight comfort to know that the final decision lies with the letting agency/landlord because we have been very open and honest with them about his credit file. However, if Letsure advise them to not let to us, wouldn't that affect their ability to get their necessary insurance?

As long as you've been honest with the landlord & they are happy to go ahead with the credit check stage I can't see why it would be an issue since at this point in time, he already knows your history and he hasn't said no yet unless there is something you haven't told him, which you imply he knows everything. I don't think there would be anything to worry about.0

Thanks for your reply. I have told the LA everything however I didn't think I'd need to tell them that the defaults are at old addresses. Should I tell the LA this?0
