Not sure what to do please help....!

Hi all. Basically we're due to exchange next week and then complete on 12th March. However, due to issues with our new house not having gas yet, the mortgage company may not be able to release the money by 12th March. To top it off we go on holiday for two weeks out of the country 14th March! We have two options. Risk it and set date for moving out on exchange of 12th March. Or, exchange next week and set new completion date for 29th / 30th March chain permitting. If mortgage company doesn't release the money on the 12th March and we cannot complete we get charged redemption fee which we can get back as we're porting the mortgage. Our builder has said we can move our stuff into the house on the 12th regardless as long as we have exchanged and set a date for completion, but the missus ideally wants to get carpets down before we move in! What would you do? Risk it and go for the 12th on the basis that we won't be able to complete or move completion date to the end of the month. I'm just keen to secure our sale....

What does your conveyancing solicitor advise? If you exchange but do not complete to schedule you are in breach of contract. Are you willing to miss your holiday?

Hi solicitor thinks it will be tight to complete on 12th, but not out of the question. So, the decision really lies with us in terms of whether we take the risk. We booked the holiday well over a year ago before we even thought about selling up so it's just unfortunate timing. If we could move the holiday we would, but we stand to lose a lot of money. Risky whatever, so just need to decide on what's best.
