So finally we've had an offer accepted on a house, need a little help/advice from the good folk here on MSE.
House is being sold by a house builder which they bought as a part-ex. They requested a quick turn-around so I want to check we are doing everything we need to and aren't overpaying in our rush to get things done.
1) Offer accepted yesterday, we asked for property to be removed from market and viewings cancelled - so far they had four more viewings booked for Sat and agent being very vague regarding cancelling them. Tried to say something like "not considered sold until further down the line" Do we need to be firm tomorrow and get them to cancel the further viewings - short of pulling the offer how can we force them?
2) Solicitors fees, we have been quoted ~510 for "our fees" which is inc of stamp duty form completion lender admin fee, and solicitor's fees, and ~540 for disbursements (so total inc vat of 1053) does this seem reasonable? We need to complete quickly and they seemed confident to be able to do so. This is with the co-op.
3)Mortgages - we have been looking at 5 year fixed, thinking of going with one also with the co-op (purely by chance!) at 5.04% fixed no fees which looks fairly good, except for the lack of ability to overpay over 10%.
4) What else do we need to do? We plan to get a complete survey done (old building) but where do we look for one and when do I need to get that done? Can it wait until mortgage is in place and solicitors are doing their jobs?
Basically I have read the guides above, but still think we're forgetting something. So far solicitors on the way to being ticked, mortgage we're sorting, how do I find surveyers?
What else do I expect to need to do and can expect to happen.
