Gah! I'm fuming tonight. We did have a nice simple 3 property chain. The people who our sellers are buying from were moving into rented accommodation...except they have decided that now they are not! They have found a property that they want to buy and there is one more property in the chain after that so today we now have 5 people in the chain in total. We had previously been told that everything should have been done and dusted by Easter but now that is obviously not going to happen especially since two parties have only entered the chain today. Is there anything we can do? If we had known this from the start then we may not have offered on this property because we want to be in asap so a short chain was essential to us

welcome to a chain. best intentions but sellers and buyers change their minds.
you can threatedn withdrawal if exchnage has not happened by X but will you back it up.
it wont be the lawyers delaying, as that is seldom the case as they dont get paid until exchnage is secured. a lot of clients tell their lawyers to go slow, and the lawyer cannot reveal that so they end up looking like the bad guysMy posts are just my opinions and are not offered as legal advice - though I consider them darn fine opinions none the less.:cool2:

Was the house advertised as chain free? If so, you can insist on the vendors moving out asap (when you are ready to complete), as that is what they have advertised. If not - tough, you have to wait...
Or vendors said they will move out asap into rented, and then changed their mind and dragged out for 3 months. In the end we made an ultimatum, and as they couldn't complete on their new purchase quick enough, they moved in with their parents for a while. Agree with the above it if was advertised as chain free then this is how is should stay - get advice. If you don't buy then the people at the bottom of the chain lose their sale. Simple as. Encourage the chain to stick to the original plan but without an exchange that's not likely. That's why our system is rediculous. I'm never moving again!!0

I should have added to this that when we were going to advertise our house as chain free (because we're going to a new build) the EA advised us against this just in case circumstances change i.e. we decide to move somewhere else. The EA could be done for false advertising. So check whether or not it was advertised as chain free. If it was then this puts their EA in dodgy position, but not the EAs fault unless they're aware of it....0
