Letting agencies and bond's.

hey everyone,

Well I've been lucky that I rarely have to post on this site but I was hoping for a little advice.

On Monday I had my final inspection on a property I was letting. I was informed on the day by the inspector that the property was perfect, no problems to be found. He then went on to say that my bond and any overdue rent would be refunded to my bank account within 3 days.

I sent an email to the head office of the letting agency to ask them to confirm they had received my bank details and that a BACs transfer had been setup to which they told me the landlord now wants to inspect the property.

Can someone do a secondary inspection on a property after it has been signed over to the letting agency? I thought that once the final inspection had been done, that was it?

Am I within my rights to reject any claims made against my bond if they were found in the secondary inspection that I wasn't present to witness and which was taken out after I had handed over the property?

The landlord and letting agency were both informed about two issues of neglect on the building that technically wouldn't be my fault but I could see him using it as an excuse to claim (gutting fell off during the heavy snow and green/black mould in places.)

I'd appreciate any advice.

    lol Never mind. I've just received an email from the letting agency after sending them numerous emails objecting to a secondary inspection stating the landlord has inspected the property and all is well.

    Woop, with my bond and rent overpayment, I'm going to be rich this month.

    Mould is often due to condensation in turn due to the tenants lifestyle and failure to ventilate adequately, so there may be a legitimate reason to withhold the damage deposit in this case. Pleased this has not happened tho.
