can i get a valutation of my rented house and what puts potential buyers off?

Hi all,

i live in a privately rented house (the landlord is a family member) we know our landlord has interest in selling the house to us.

am i as a tenant allowed to get an estate agent in to value the house, or is it something the landlord has to do?
ive used the free valuation tools on the this website, should i take these as a guideline or still seak an estate agents point of view?

second thing:
we like this house and would prob live in it for 5 years or thereabouts
but when it comes to sell, im a bit dubious as whether it will e easy to sell or not

how much would the fact that its a mid terrace and is on a main road put potential buyers off?

    If your LL is willing to sell to your then why not get 2 valuations each and compare them? If you can come to a value acceptable to both parties then you can look at mortgages.

    mid terrace on main roads are very common so those 'qualities' should not effect the sale-ability, but obviously we don't know how busy the road is, how noise effects house etc so best ask EA their opinion as they know the area and market conditions.

    its not that much of a busy road, but you do have to park on it, thats onyl thing that put me off at first, but its a huge house and you cant hear traffic at all once your in it

    ill try get a couple of EA's in see what they say

    In your shoes I'd go ahead & contact EAs about their views but I'd let the LL know first...

    In some ways rented properties are "better" (eg Gas safety certs, usually safer/more up-to-date electrics than some owner-occupiers - I speak for myself on that one..) ..

    you would hope so , however it is not the case with electrics, BS7671 state it should be checked at change of tennant or every 10 yrs but this is non statutory, despite the BS the govt fed us about hips etcneeding this in the future

    EA will not charge for a valuation if they believe you are are an owner thinking of selling (and potentially using their services)

    I can't see an EA being happy about doing a free valuation for someone who
    a) isn't the owner
    b) is going to sell (in your case buy) the property privately (ie without an EA)
  • I hope you're not suggesting that the OP lies in order to get an EA round to value the property, because EA's love wasting their time when there is no chance of the property coming onto the market and being deceived about who the owner of a property is :(
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    It's impossible to give a straight 'yes' or 'no' to this, so I attempted to explain the criteria EAs probobly use in deciding whether to do valuations.

    Why not use http://www.nethouseprices.com/ to see if any similar houses in your street have sold in the last year or so and what they went for. This should give you a good estimate of the value.

    If you have the LL's permission then the EA will come out and value a house. If you DON'T have the LL's permission then the EA should not come out as they don't have the owners permission.

    I have never been charged for this info and I've had valuations for re-mortgages and for selling. I also know of tenants in OP's situation who had free valuations with LL's permission.

    Either way ring the EA tell them the truth and if they want paying they will say.
