LA inspections - irritated!!

Our LA does periodic inspections every 6 months, I'm fine with that although the letter you receive saying the date/time can't be changed and that if you're unable to be there they'll let themselves in is a little annoying. On the whole though - fine!!

So I've rushed round last night and today making sure the place is spotless...........and they've changed it at the last minute to next Thursday :mad::mad:.

    Change the lock. Don't let them in without you being there. Give them a choice of options when you can be there.

    "The tenant has the right to quiet enjoyment of the property for the duration of the tenancy along with the legal right to live in property as if it was their own home.     Agree with above. Also - don't waste time making the place spotless unless it's for your good. They are inspecting to make sure there is no damage or work needed - not how immaculate you are ;)

    How you live in the property is your business. OK, if there was rotting food and rats everywhere that's different, but "making the place spotless" is not necessary.

    Think of the inspections as for your benefit. A chance for the LL to see what repairs are needed (for your benefit!) and a chance for you to point out anything not working, leaking radiator whatever.

    When the LL/EA wants to inspect, yes, cooperate, but you should give them one or two alternative convenient times to visit.

    If they threaten to come and let themselves in, change the lock (but keep it to replace at the end of the tenancy - take the new one on to your next place!)

    Except some do take it upon themselves to judge you. There's a thread here running this week about a tenant who might be given notice to quit because she's got too many clothes.

    This I would agree with, as about a year ago now they did the inspection and we couldn't be there, so they send a letter confirming all is ok or what needs doing, and the comment was that although the house was cluttered it was in good condition!!!! :eek: Was not impressed with that..............

    Thank you for all your comments and replies. To be perfectly honest I don't mind them doing the inspections if it makes them happy lol. It has in the past been quite handy as it's a definite time to go through anything. It just really irritates me that I can't say if it's convenient for me and they assume they can let themselves in, but that they cancel at the drop of the hat.

    I do clean up specially though!! We don't live in a hovel by any means and the house is clean, but both dh and I work and we have a 3yr old dd, so the house isn't immaculate. I did find myself wondering yesterday though why I felt the need to get all the washing and ironing done......:rotfl::rotfl:

    I would say that sort of situation either a) makes you realise what a useless LL/LA you have and he will find anything to moan about so you're best off moving anyway, OR b) it's a trumped up reason and the LL wanted you out anyway.
