what should be the date to vacate?

Our AST and payment start date has always been the 29th of the month and is written into the original contract. However we are now on statutory periodic. We gave notice to vacate based on this for 28th March(sunday). The LA has written back stating keys to be returned on Sat27th March by midday.
Now i know there are only 28 days in Feb but this should not ignore any dates after that as the next payment date would be 29th March. I am only being picky at this stage as completing on a house purchase on the Friday and thought it would leave me with time to clean on the Saturday. Is this unreasonable or is the agent just trying it on as it fits in with their hours?

I had this with one rental property i was at. I eventually agreed with them that due to not being able to drive a van myself that i could only get someone for the Saturday which was when the office was closed I could post the keys back in an envelope through their letter box. The only problem was that they tried to deduct a cleaning charge off the deposit a month or so later which i battled to get back after i had taken extensive photos of the place to prove it had been cleaned. The inventory company eventually gave in and gave me my money back as the LA refused to do so. So the point being is perhaps you could arrange something like this but it is a risk....

Always take photos as well...I even took photos of the meters as my LA had been a nightmare.
  • Yep, the agents don't want to send anyone over to do the exit check-out and collect the keys on a Sunday. You've paid the rent up until the end of Sunday so give them a choice of either sending someone on Sunday or on Monday morning. I suppose this all depends on how soon they have another tenant moving in.
  • thanks " I just checked the small print in my contract and states if move out date is outside office hours, then it will be carried out next working day.. ie Monday. Not what the email stated in bold ... So i will be onto them. The LL is selling the property, so likely to be empty in the short term as it will not be possible to let. Annoying thing is they have stipulated things like the curtains should be proffessionally cleaned??? we've only be here six months and was not stipulated in my contract just in the move out infjust sent me

As long as the curtains are as they were when you moved in, less wear and tear, you are fine. Were they clean at the start? Make sure they are clean at the end. If professional cleaning is the only way to achiev this, then professional clean. If you can achieve the same cleanliness some other way, fine.

I've got the same on Sunday 14th March. We had a letter saying the keys had to be returned to their office by 10am on the monday morning.

as it happens we're now doing the checkout at 9am on the monday, so we're just handing over the keys then.
Excuse any mis-spelt replies, there's probably a cat sat on the keyboard
