end of terrace and semi detached

Hi,

I found 2 houses, one is a semi detached and the other is an end of terrace. They are also the same type of house since they are situated on the same street.

What I was wondering is, do end of terrace go cheaper than semi detached normally, if yes, why?

I assume they wouldn't because technically it's the same but wanted to make sure.

    Dont know. Its basically the same thing so I dont know why anyone would pay more for a semi than an EOT.

    actually when I lived in an EOT I rated it better (wpuld pay more) than my neighbour's semi on the other side of my EOT
    this was because the passageway to get to my (attached) neighbour's backgarden was between him and me, so effectively at gound level, there was no possibility of any noise coming through the walls since neither my living room, nor his, shared a party wall

    however, in a semi, the ground level will often share the party wall, so actually could potentially have more noise transmission than an EOT separated by said passageway

    often end terraces get extra garden space
    dont think theres any difference really
    we are semi detached but theres no real benefit in our set up bar not being right next door to the scum neighbours one up
  • Another thing to consider is the rooms that "meet" Our end terrace (townhouse) only has a couple of rooms attached, the house is split by a staircase. As well as that the two end properties are the only ones that have side access.... everybody else has to carry everything through their house. To be honest Semi, end Terrace, no difference
  • There's plenty of difference to me. As mentioned end-of-terraces often have larger gardens and you only have an adjoining property on one side so the possibility of noise from neighbours is halved. I'd pay more for one if I had the choice of either on the same street

    Compare insurance on each.

    It will depend on position etc as to whether there's much of a difference... usually a terrace only has a yard ...
  • Off road parking with a semi would make it worth more?

    In my experience though EOT tend to have larger rooms therefore making the prices very similar.

    I think there is a higher snob value to the true semi over the end of terrace. Round my way there are quite a lot of houses in short terraces of four and I've noticed the estate agents often advertise the end terraces as "semi detached" - I'm sure they wouldn't do that unless that phrase had more cache!

    Down my way, the owners of the mid-terraces often have right of way over the back gardens of the end terraces.

    If this is the case, I'd certainly value an end-terrace at less than the equivalent semi, which won't have the same issue.
  • In a semi, no one should have access to your garden, in an end terrace, the mid terrace may have right of way round your garden to get to their garden/back door.
    I know this because i have just bought an end terrace that has no right of way for neighbour even though he has been using it when house was rented out.
    Just ask about this, the land registry will have the deeds. it would bother me a lot people coming through my garden.
