If LHA was paid direct to LL then it may be different but it is not. Also, people on LHA are often strapped for cash and have no means of raising money by curtailing spending as they only receive the minimum the government states they need to live on.
Then as pointed out is the problem with deposits (or the lender's presumed position of their not being one), the fact that rent is paid in arrears and to the claimant, not the LL. From a lender's perspective, this all adds up to greater risk. The fact that may LHA amounts are higher than the real market rents, allowing LL to get much more rent than they would otherwise be able to claim, escapes the rather primitive risk systems employed by lenders.0 -

I have seen another house with a different letting agency, so going to see whether they say the same thing.

I know how you feel. We decided we wanted a bigger house where we could stay more long term, so that when we're married we can start a family. We had 2 things against us: dogs and my fiance is on disability allowance.
We found what we saw as the perfect house and thankfully the letting agency were very accommodating and as we explained the circumstances and were upfront and honest, they vowed to do whatever they can to help. I even told them I had 6 defaults on my credit file and offered to give them a copy of it to see if it would be an issue.
We are now waiting for references, etc, and then hopefully will be accepted, but my point is that because we were 100% honest, there's no suprises round the corner for them.0 -
You could go through the local paper adverts as these are more likely to be private LL and you will deal with them direct, so you can ask all your questions before you even view.0

These days many people with highly paid jobs are in debt up to their eyeballs and just as likely to default!! The problem is, is that the LL/LA sees "benefits" and judges......0
