How long to give an Estate Agent?

We recently placed our flat for sale with a local EA and so far have only had two viewings, both of which they setup on the first day, in three weeks. So far the agent has arranged viewings when Im not home and without my knowledge, the receptionist thinks out flat is to let, they havent called me once I always call them...

The area we are in has got around 7 other similar flats for sale, is it possible the area is saturated as the EA states? Should I expect an EA to call me once a week even if its to say there is no interest at present?

How long do people think is a good go, so far Im not happy with zero viewings since we have been on Right Move and their webpage and the local paper.... or am I just impatient and should give this longer, I have a 4 week lockin so I need to consider that too.

    Whatever you decide to do it sounds like you are tied into a sole agency period for 4 weeks anyway so you can't do anything straight away.

    1) You say you've had 2 viewings but then in last paragraph you say you are not happy with zero viewings? Which is it? What feedback did you get from the 2 viewings?

    2) What do you mean when you say that the receptionist thinks your property is to let?

    3) If there are several other similar properties for sale in the immediate vicinity then you can't expect yours to sell quickly unless it is cheaper than the rest or offers significantly more accommodation than the others.

    4) I would say it's unreasonable for the agent to ring you on a weekly basis but they should be contacting you once a fortnight to discuss activity/agree action plan but each agent is differant....what did they promise you when you put it on the market?.

    Not sure where you are based but in my area 4 weeks is not an unusually long time to be on the market without a sale. I would just hang on for a few more weeks and see what happens or pop into the EA and ask what they are doing to try and sell it.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
