  • I don't know the legalities of it but I would have thought your friend would be grateful for the time he has had for free and get on with moving it straight away to let the children who now own's the house get on with selling it with as little upset as possible.

    I would start charging your friend rent until he removes his property. As far as I know, normal squatters rights only apply to a property that is occupied, and even then these are rarely permanent. If he stays until the property is sold, it will be harder to sell; I wouldn't buy a house if a total stranger was claiming squatters rights to an outbuilding.

    And I would avoid charging rent, because it would tend to create rights ... As one of the inheritors, I would just ask for it to be removed ASAP - and assume I could dispose of it if it remained too long...

    I agree, it could put buyers off. He should play fair and realise that his time is up.

    It will need to be removed before the house can be sold, so the executors will be keen to be shot of it asap as it will put people off and hold things up.
