                    Hi, guys just need some advice, seen a house privately and given a price of which was comparable to two others in the street but have not sold (both now taken off). The house is great and in good location, we were ok with the asking price until we found out online that they bought it one yr ago for approx £30,000 less that what they are asking. Whilst there has been some upgrading (paint, carpets, bathroom) its not £30k's worth, so where do we go from here with regards to offers or will a surveyor be able to advise?
ps we are the only ones that know about this private sale.

Have you actually made an offer (asking price?) which has been accepted by the seller?
If not, then offer what you think is reasonable and see where you go from there.My first reply was witty and intellectual but I lost it so you got this one instead

            Re-developers will want to make as much as they can on a quick turnaround job like this, and if they can save EA selling fees, they'll be even happier.
It should also be a negotiating point for you, as you are helping them to save hundreds, if not thousands.
Depending on your region, prices may have gone up, stayed flat or fallen over the intervening year. i.e. they may feel £15k is for the 'decorating', while the other £15k is for local price changes.
