For a purchase at £70k the Land Registry fee is £80. Fact.
My legal fees would be:
DETAILS OF CONVEYANCING CHARGES
On your purchase (including your mortgage) £550.00
PAYMENTS TO OTHERS
VAT on our charges: purchase £96.25
Searchflow Search fees (all 3, if required) £66.63 (this is an enviro and chancel as you need no others if the HIP will be no older than 6 months at completion - we don't use searchflow as they charge extra as a middleman fee)
Bankruptcy Search fee £2.00 per name buying
Land Registry Search fee £4.00
Bank Transfer fee £35.25
Land Registry fee £80.00
So total is less, and we are a very good firm.

70k will buy nothing around here. I didn't realise the fee depended on value of house, that explains that then.
All our quotes came in about £1200, this was the middle one. We only got quotes from recommended solicitors.0 -
70k does'nt usually get anything round here either, but the price is low as its a repossesion and it needs a lot of work.0

i know someone that's just completed on their first house - new build, £85k, 100% mortgage & they paid approx £600 in total for their solicitor (sorry, don't know the breakdown of costs).0

good luck ttocs. hope you the breakdowns have helped. try not to go cheap, it usually goes wrong somewhere, as if I charge £270, I wouldn't give you my full attention, as higher paying work would get it. I got three quotes from local solicitors, 450, 450 and 525 (their fees only, excl. VAT), but inclined to go with the third one because of the manner & speed they responded to my deliberately "naive" request for a quote0

ERIC1 - sounds like ou were clever and may have gone in knowing more than you let on so had a questionnaire of things to check - status of conveyancer, direct tel/email supplied, no hidden extras (acting for lender/filling in SDLT)
