do you think there is any way around the lease that says no for sale boards?

Legally no, many blocks of apartments have such restrictions to avoid a proliferation of permanent signs making the place look untidy.

However, practically, it depends on your neighbouring owners and /or the extent to which your management company /landlord policies the operation of the site. You could put a sign up and get away with it if no-one is bothered. The worse that can happen is that you are asked to take it down (or it disappears overnight) referring to your lease responsibilities.

I might just risk it Court jester, but ask the HA if they wouldnt mind, say that the EA is going to do it anyway type thing then blag they have a rule of thier own when it goes up- something like that. I think my HO might be pretty flexible she seems like a lovely woman to me? As it is theres only 5 flats that could be sold in the block, so theres not ever going to be LOADS up so I could use this as a reason. Will keep thinking :D

Good morning: I have posted many times about our success selling our property last March with Housenetwork. We are in the middle of renovating another property and hoping to market it in September with Housenetwork. Excellent service!!
    Good luck.

  • Since my earlier post HouseNetwork have now put the statistics up on our account. OK, so it's taken two months exactly but better late than never!

We've also got a viewing for this weekend through them and after having spoken with them earlier today I also wanted to say how polite and helpful the chap I spoke to was. I'd be very interested in hearing other people's experiences too of HN or other private sites.

Lynzpower, have you decided on your course of action yet?

    mornin'

Yep, I think we have decided to go for house network. I mean for 350 all in, I couldnt give not it a stab really could I? Ive been looking on rightmove and there is nothing in the under 200 area thats not a studio, so my shared ownership would come up there as per what the buy from one of the online EAs said, it would hit in the cheapie bit.

Im going to get stung for all sorts of early redemption figures etc, if I complete the sale before the 4th of December so IM going for putting it on mid sept i reckon, after ive house dr-ed a bit more :)

Just to be clear, housenetwork, halfapercent etc., are NOT private sales websites - they are stripped down *estate agents*. This is very important if you are already using an existing estate agent.

If you use an online estate agent you CANNOT use a traditional estate agent alongside as this would be a breach of your agent's contract.

    Are you sure??

On Housenetwork's FAQ's it states: "HouseNetwork Contract:
We do not believe in sole agency agreements. We do not penalise you if you decide to market your property with an additional agent."

How can that be a breach of contract?

As long as you are not already tied into a sole agency contract with an existing EA, or if you are approaching one make them aware of your online listing, then I don;t see it as a problem.

Please do tell me if I am wrong.
