Opinions please! Final offer on house..

The house we like is on the market for 150K and we first put an offer in for 132K as this was what next door sold for in 2007 and looking at other sales in the street looks like a good starting price. Obviously refused, so we went up 3K and again refused. We decided we'd go up to 140K and told EA that was our final offer and they rang back on saturday saying -
"we've put the offer to the vendor and ideally she'd like 142/143K but she's going to think about it and let us know next week a definite refusal or accept so someone will give you call beginning of next week".
So does this look like she'll accept? I'm doing my nut here waiting for an answer from the vendor

Oh well, we'll just put a higher offer in on the house a few doors away that's 5K more in immaculate condition. Only reason why we haven't already is they are in a chain and one we are offering isn't (we are FTB so no chain either).0

Remember, as much as you want the house, she wants to sell. When I bought my house the EA said the vendor wanted £110k I said the most I could go to was £108k (it wasnt but thats another story). A few days of sweating and bingo...I have my renovation project! Don't grab it if they refuse. Make them sweat. Its a game of cat and mouse and they know you will play and you know they know you will play. Good luck and hold your nerve.0

I actually prefer the other house (decorated exactly how we like and bigger garden then the other) but the vendors haven't found a house to buy yet and we don't really want to be in a chain. But holding my nerve is not natural to me :rotfl:0

My crystal ball says that the vendor will decline your offer and demand £143k. When you say no, she'll wait a week or two and then ask if you're still interested at £140k.
Obviously opinion only! But I wouldn't want to pay too much for the 'benefit' of staying away from a chain - are you absolutely certain that the vendor won't decide to start looking for a new house once she's received your offer? Sometimes a chain that already exists is easier to deal with than a potential chain that might be created if the vendor changes her mind.0 -

I wouldn't reject a sale over £2 or 3K but there again I wouldn't disclose what I was willing to accept to the EA for them to pass on to the buyer especially when its so close to what you have offered anyway.
I would stick at £140K.0
