will seller pull out?

Hello

Our offer was accepted on a house two weeks ago and the vendor has not found somewhere to move yet. We are getting concerned as despite regularly contacting the estate agent, we haven't received details like length of the lease, hip, any service charge and other things we would like to know. Apparently the seller is quite hard to get in touch with - but if he is looking for somewhere surely he would be regularly in touch with the agent?

We are holding off instructing a conveyancer etc as we don't want to lose money if the seller changes his mind, but it is very frustrating not being sure whether he is committed or not. In a situation like this, is it better to put pressure on and threaten to look elsewhere, or will this likely annoy the vendor into pulling out? Does this sound normal or worrying? Any advice/experience would be much appreciated!

  • I think it might annoy the vendor. How long did it take you to find the right property? If it took longer than 2 weeks then surely the vendor has a right to as well. Lots of vendors won't even trawl the internet sites looking at properties as they are not in a position to proceed so don't want to 'fall in love' with a property they are not able to purchase. As you say hold off instructing a solicitor or paying for the survey

  • Thanks for the input - perhaps you are right. It took us ages! We don't mind waiting for him to find somewhere, it's just a bit worrying that he's not provided us with details that shouldn't be hard to get hold of
  • Ask the EA if the seller will move into rented accomodation so the sale can get underway.
  • The HIP should be available to view at the EA. Not much input from the vendor, really, unless they diy'd. Should have been in EAs possession before it was advertised. They might email it to you.

    If not, visit their office, put them on the spot.

    Two weeks isn't long really. Ask for a measuring-up visit, to reinforce your keenness, and maybe you'll be able to have direct words with the vendor ?
