Negotiating with builders - reduction and px?

Anyone who has negotiated on a new build? We have found a plot which is great but not released yet and we have a house to sell ( they won't let you reserve until you have no house to sell), but they did also mention another, much bigger house which is now up for part exchange. The only way we could afford it is if they reduced the price by 10-15% and gave us part exchange. If we put this to them would they just laugh in our face?! Anyone any experience of negotiation like this, particularly with Redrow?

No harm in asking! Have they sent a surveyor out and told you how much they would offer you for your house? That'll be your first step to find out how much you can afford to spend, then you can negotiate a better price! If you'd be buying off-plan, make sure you read through the forums to find out the risks and problems that can be involved

Ive just bought a new house (off plan) using part exchange and they wouldnt offer me any discount at all. I think being part exchange puts you in a worse position. If you were a cash buyer then you could possibly negotiate them down.
In my deal they were doing 105% part exchange, they offered £115k, after a little discussion I got them upto £119k. So in effect I got a 4k discount in the end off a house price of £259k.
These houses were in high demand though and I was lucky to get it before it had sold.0
