Ea - v

Hi - just after your thoughts about what you would do. We have only bought before and never sold.

We have a 3-bed detached in an expensive area. We talked to a few estate agents over the course of 8 weeks before deciding which on to put it on the market with. We went with the middle valuation and are on a no sale no fee agreement.

The house went on at £375k. We discussed with the EA what levels of offer may come in and they felt around £350k upwards. Great think we, as we can't afford to move for less. We desperately need more space so it is move or extend.

In the last five years we have done just over £60k worth of work on the house (build in 50's) which include whole new combi heating system with new radiators, double glazing windows and doors, brand new kitchen, new bathroom, new drainage outside around house, large patio area, internal building works of knocking two smaller rooms into one and knocking out a window to insert french doors. We have finished to a high standard. EA says house is fabulous and whilst we know it may be sales patter we think it is pretty good as well as sitting on a 15'x50' sized plot.

In 2 weeks we have had 15 viewings. Very good I know. Only one offer of £325k. Everyone else says not worth the money and won't even offer.

Can anyone offer any thoughts or opinions? House is totally decluttered, flowers in a few rooms, everything stored away and clean and tidy at each viewing.

EA says today looks like the price is shaping up to £325k. We are SO confused. We can't afford to move at that price and we had that discussion upfront with the EA. Can they have over-valued us that much? Are the buyers unrealistic in their expectations? Are we ignorant to the market?

  • Look on this website to see what similar properties have sold for: http://www.houseprices.co.uk/. Also, look on rightmove to see what nearby properties are on for, but you'll only see asking prices.

    Could you make a little buyer's pack to give to people when they view with copies of the guarantees etc showing what work you've done?

    Do you need to move? If not, you might want to wait a bit. Market usually picks up after Easter, but I think it may be flat until after the election.
