Hi, I'm after some advice on epc (energy performance certificate)
I'm just about to put my flat on the rental market and was told by the agent that I would have to look into getting one, he said they dont really mind if I dont?
Have looked on the web and they are all different prices?? So Im confused. Do I need to get one and what sort of price should I be looking at to pay, as I have seen the price range from £40 - £150??
Any advice would be greatfully received

Legally you need one, I doubt whether anyone reads one and if they do whether they take any notice of it. Get the cheapest you can.

EPC's are rubbish. More government window dressing (and a nice little earner too).
