Move or improve?

I'm considering asking my girlfriend & her daughter to move in with me & my son. It's something shes keen on doing. My GF currently rents & would really like a place of her own. However I don't quite have the space. I have 3 bedrooms, but I work from home 2 days a week & most nights. Due to my work I do need a room for this. I like where I live & I've got a great garden & location. I'm 30 & I've lived here for 2 years. At some points I would like to move to a larger & nicer house, ideally perhaps after a promotion or something like that.

So I think I have 3 options -

Convert part of the double gargage to an office. However I'm a keen gardener & have other activities, so I'd be struggling for space. I'm not keen on working in the garage, as I like being in the same place as the kids when their asleep. I'm not sure this would add/detract value from the property.

Work from the conservatory, which would require a heat pump, blinds & a way of alarming the room itself. This is possibly the quickest & cheapest option. Could also help sell the property or add value.

Or move house to a place with 4 bedrooms. Not by any actions on my part, but by luck. My house is the nicest on the street, with said double garage, conservatory & large sand stone walled garden. I'm confidant it would sell & leave me with + equity. The property is 10 years old & I would expect in the next 2-5 years I would look to refurnish the kitchen & possibly bathrooms if I was to stay.

Wonder if anyone had any thoughts or suggestions. My key focus is quality of life, considering all 4 members of the family, followed by best economic solution.
