House with flat roof?

I've received details from an EA of a house that would be on my short list-apart from being "Art Deco" with a flat roof. It's been relisted after being under offer for about 6 weeks. Any views?

Flat roofs don't last as well as tiled ones. If the flat roof covers more than 1/4 of the house insurance gets more difficult expensive too.

There could be any number of reasons why the previous offer fell through. May/may not be the roof.

I've always liked the look of Art Deco houses, there are some very exclusive looking ones not far from where I live and they always look so much better than the boring mock tudor houses that often seem to be built nearby. I'd imagine that it's a niche market as people probably either love or hate them, a bit like marmite :D

My first flat was in a purpose built art deco block. At the time lenders wouldn't lend above the 4th floor (of seven) because it had a flat roof. I was on the 6th floor and never had any problems.

If you like art deco then by nature they have a flat roof. Be aware a lot are being listed now so you may be stuck with metal framed windows etc.

As Location Phil says - the only good flat roof is one that slopes.
  • From my experience roofers do not honour their 10 year guarantee. They will tell you that it is your fault. They would rather be earning £10,000 doing a new roof than messing about for free on one the did earlier.

And besides they tend to disintegrate about 2 years after a guarantee expires.
