  • When I was a student we each paid the landlord individually and had a coffee jar in the kitchen for utility bills. One utility bill in each person's name.
  • We havent signed it yet, no. He wants the rent paid as one lump sum each month, so not paid individuallly, thats why we need iot coming out of just 1 bank account.
    Utilities, not sure how we'll do it yet. Speaking to students, alot seem to put about £100 in the bank each at the start of the year and then when that £500 is all used up, everyone adds another £100/ Most seem to have done it that way

    Oh one more thing (two house mates are unsure now whether to go for the house because of the amount of deposit the LL is asking for), the deposit is £500 each according to the 'Letter to Tenants' which the LL and sent us when we said we're a definite, however on the advertisement it states the deposit is only £450pp. I guess he's well within his rights to ask for whatever he wants as if we don't pay up the extra £50 he can find another group easily, but I just wanted to check that? Or should he only be asking for £450 considering the advert said £450 each, may be it's false advertising? I'm not big on things like this so just thought i'd ask!

    I would ask him why the deposit is not as advertised.

    I would also ask him what deposit scheme he is using.

    Are you signing a joint tenancy contract or separate contracts?
  • According to the advert (all our uni accommodation is listed on a university-controlled centralised list/database) it's My Deposits LTD the scheme he's using. I'm slighty confused by the whole deposit scheme things. I know it's now the law but it seems like there's still holes it in. For instance, how can I trust that he's putting it in the scheme? Because we transfer him the deposit... Surely for the scheme to be fully effective the tenants should transfer the deposit directly to the scheme, so the landlord never touches it? Seems like the govt did a half-arsed job at the legislation to me..
    It's joint tenancy, too.

    The landlord should give you a certificate confirming that the deposit has been placed in this particular scheme.

    or a log in details so you can view it online. (thats what I did with my deposit scheme)

    Ah good. So we do get official confirmation. I would still prefer to transfer money directly into the scheme but.. oh well
