Landlord to increase rent from £675 to £795

Hello, new to these forums and wanted some advice on our rights. We currently rent a property via a letting agency for £675pcm since July 2007. At the end of last year our landlord put the property on the market with us in situ. It was a pain at the time as we didn't know whether it we would have to eventually move out but…

You will probably find that you have to allow the landlord to undertake what is improvement work to the property or be in breech of your tenancy agreement.
with regard to the rent increase there is a set procedure as set out in s13 of the 1988(i think) Housing Act, this shows the procedure that the landlord has to follow. only problem is that if you refuse you may find yourself with a s21 notice requiring possession.
