Roof Question

Hi All,

I have a 1930's 2 bed semi detached property. I want somebody to remove all my roof tiles, install a breathable membrane and put under my original tiles back. I want to replace the existing tiles as there are in pretty good condition and I want the membrane put in before I fully insulate and board up my roof for storage.

Does anybody have an idea of approximate costs for this? I did have a couple of quotes ranging from 2K to 6K so not sure how much this kind of work should cost. What are typical costs?

    I would go along with £2000 inc VAT that is not a cheap but a fair price. it is actually only a days work for a competant roofer once the scaffold is up.
  • Why do you want this done, it seems a waste of time?

    If the existing tiles are OK, and not leaking, then just insulate the rafters and line the underside, and this will protect your stuff from any falling dirt and

    In removing the tiles many will break, so you will have to pay for their replacement

    The tiles may look OK from the garden, but if the tiles are original, then they are nearing the end of their life now, so you may be better off replacing them.

    I'd say at least £3k for the original proposal - even more if the property is south of Warwick

    A day to strip tiles, store them, fit the sarking, lath and tile, and then do any hips/verges, ridges and flash the chimney?

    Is this an Arctic day? :p

  • Tiles??? Slate.??? Clay,??? Concrete??? (probably clay) £3k minimum and 3-4 days to do properly (including scaffold) 1930 semi, probably has hip end (The big triangle) so another day to re-set the +12 mtrs of ridge tile. 1930 must be rosemary clay tiles which may look OK on the top, but take a few out and you will see that the backs have gone (any red dust in the loft?), 25-40% may need replacing and Clay Rosemary's are not cheap. Re-roof £7-8k with same or cheaper with concrete 'modern' tiles. Inevitable = Death, Taxes and re-roofing.
    Cheap is good, but something need to be done right, ask Ormus about roof-coaters........
  • I have a 3 bed semi with the triangle side to it and it cost me £3k about 2 years ago. it was about 2 -3 days work with 2 men.

    If its mainly to stop dirt getting in just nail it up under the rafters as advised further up the thread. DIY job - takes a few hours. Leave a 6" gap at the bottom so as not to obstruct eaves ventilation. IMO don't put insulation between the membrane and the tiles in order to permit air circulation. You'll be very surprised just how insulating it is on its own.
