I recently had to purchase indemnity insurance for a ground floor flat I was selling. Cost like any insurance depends on what you are insuring, how likel it is to be paid out and how much the payment will be.
In my case the lease had two "problems":
1 In the unlikely event the flat was destroyed by the actions of the 1st floor flat & they didn't have insurance & they didn't pay up standard buildings insurance would only cover rebuild on the ground floor leaving it without a roof.
2 Ground floor flat were required by the lease to contribute to the upkeep of the roof but 2st floor flat were not required to contribute to the upkeep of the foundations.
Indemnity insurance to cover either of these would have been £200 for each policy but we got a combined policy for £240.0
