This may seem like a stupid question but when we have the check out inventory done in our flat would it be possible at the time to get the LA/LL to sign something there and then to say if they will be deducting anything from the deposit?

You could try but do not be suprised if they refuse. Depending on what scheme your deposit is registered with, they can have something like 10 working days (but check with the company your dep is registered with) to tell you whether they intend to make any deductions. They will probably want to send a written report to the Landlord and get his written authorisation to release the deposit, if theres anything theyre not sure of they may want to consult their full size pictures on their computer back at the office etc etc.0

Request an inspection BEFORE check out to discuss any items on the inventory that you are concerned about.
By doing this you will know what items are considered in LA/LL opinion to be damaged and can discuss what is the best way to return them to original condition less wear & tear or if they should be replaced and you have the chance to get prices for the work / items.0
