LL wants to do a valuation survey on property? HELP

Hi everyone,
Today I have recieved a email from my landlords letting agent asking if someone can come over to do a valuation survey on the propertie and the landlord is extending the lease for another year, i have been here since Aug 09. Well if im honest i feel very uneasy about it all im assuming you have to pay for these things and i didnt think it was nessasry in order to renew a lease so he must be paying this money out for a reason the only which i can think of
  1. he is thinking of selling
  2. he wants to put the rent up
  3. he wants to borrow money against the house
if its one or two im im real trouble as i simply cant afford it if the rent goes up an i cant really afford to move plus i would be very upset i used to live upstaires from my LL and they know i loved my home but moved down as i wanted a garden for my son if i had know they wanted to sell or up the rent after a year i never would have moved.

Do you think they are looking to sell? PS my landlord is a lier which i why i dont take he word on the reason for this survy.

    Quiz the person doing the valuation - if it's an Estate Agent then he's thinking of selling, if it's a Chartered Surveyor then he's probably re-mortgaging and is therefore keeping the property.

    Simplist way is probably to ask for a business card before they enter - if they have MRICS or FRICS after their name then they are a Chartered Surveyor and you're probably safe.
  • There could be any number of reasons why the landlord needs a valuation survey done, the main one would be borrowing against the value of the house but that does not mean they will definitely be selling. Valuation surveys are never used as a means of increasing rents as far as I know, you should stop worrying about that.

    You are in rented accommodation and therefore you should be prepared to not have your tenancy extended at some point in the future. Unfortunately it goes with the territory so you should be saving or already have some savings set aside for your new deposit and rent in advance. Forewarned is forearmed, as they say.

    If they are thinking of selling in the short-term why would they be offering you a new lease?

    I was worried that if the LL thought the house was worth more he would want to charge more.

    I am still 6 months from the date the tenancy needs to be renewed so alot can change in the mean time and the LL has lied alot from day one moving here is something i regreat and been a bully in general.

    A email is not legally binding (i guess?) so he would have no problem lying and saying he will renew and then not at the last min. The letting agent has a little more compasion (that not the word i want but cant think of it) and may be a little more truthful if pushed on the subject but saying that i have NEVER recieved a inventory dispite regularly requesting this, the house was not in the condition when i moved in as i was promised, was promise all rooms would be repainted buy LL and letting agent never done so he is only a little better if im honest.

    Would a valuation be needed for a renewal or is this a lie?

  • No, a valuation would definitely not be required for a lease renewal. The landlord can make all sorts of reassuring noises, even in writing about renewing the lease but is entitled to change his mind right up to the moment the documents are signed. Expect the best outcome but prepare for the worst, I always say

    No dual signed inventory is your landlord's loss not yours, if your deposit ends up disputed then he will not be able to prove the condition of the place when you moved in and he will lose the dospute. Is your damage deposit lodged in one of the three schemes? You would have received written notification by the scheme if so. If there is gas in the property do you have a copy of the gas safety certificate?
