Getting quick cash sale for house

I need to sell my house quick and was wondering about the pros and cons of auction sales or house-buying companies like https://www.cashforhouse.co.uk - can anyone help me?

You will sell your house reasonably quickly but you will not get anywhere near market value for it.
It depends what you need most time or money.

A quick sale may mean you get less for it.
House buying companies are likely to offer you significantly less than its market value. These companies are there to make a profit, not to hellp the customer.
An auction may be ok but there will be fees. You can set a reserve but auction buyers will be looking for a bargain so again, you may not achieve your bottom line. Of course, if the house is particularly nice and in a sought after area, you may do better at auction if two buyers really want it.
Good luck with whatever you do. Get a for sale board up today. Make one yourself - it's easy. You never know, your potential buyer may be driving past your house today.

Haven't dealt with with this particular company, however by past experience they generally offer around 30% less than market value. I have just acted for one of these companies who bought a house for £105k, put it on the market for £137k & it completed yesterday for £130k.
If you need a quick sale, put your own property on the market for 10% less than it is valued for, you will achieve a quick sale & get more money than these companies will generally give you. Remember to tell your buyer that you require an exchange within 28 days of the sales contract being issued by your solicitor.0 -

inky, when you say time wasters what do you mean? If you are viewings from people that can't proceed, only allow viewings from proceedable buyers.
How does the asking price of yours compare to other similar properties? If its comparable then drop the price if you want a quick sale. You need to make it look attractive to potential buyers, an asking price quite different to similar properties can be very attractive.0
