Unable to pay rent :(

Hi

I am going to be unable to pay my rent this month as my husband is self employed but has not had any work come in this last few weeks.

This will be the first time I have defaulted on the rent and I really don't know how to tell the estate agents... :( or how they will react.

    Honey are you not claiming any benefits? Your husband may not be entitled to JSA as he has been self-employed but if you have no money coming in you may be able to claim housing benefit and council tax benefit: www.entitledto.co.uk
    As far as the landlord is concerned the important thing is that you inform them ASAP, if you can pay something as it shows goodwill. If you do claim any benefits chase these at least once a week, and let the landlord know that you have done so.

    Contact your local Council for advice on claimaing Housing and Council Tax Benefit. Dont' delay
    I currently manage a Housing Benefit service and have been working in Housing / council tax benefit (as was) since 2001.

    Firstly check your contract and see what penalties there are for defaulting on the rent.
    Can you pay anything at all? Something is better than nothing. Negotiate a specific date with your estate agent to pay the remainder and ensure you stick to it.

    Also, as your husband is self employed have you checked to see what benefits you may be entitled to?

    You can always try for a crisis loan too - even if you're not on benefits it may be available. Always worth a try.

    The contract is irrelevant. Whatever 'penalties' may be in the contract are over-ruled by statute law. The LL and his agents can only act according to the law.

    But yes, don't bury your head in the sand. Be honest (preferably with the LL, but if not, then the agents), and pay what you can
  • Aye, tell Landlord (& agent..) and be open & upfront about your situation: what they really really really don't like is not knowing what is going on or being told one thing (eg "It's just this month, honest") and finding out that wasnae true..

    Hope it works out & yr husband gets some well paid work soon! Keep smiling & dinnae let the B*******s grind you down...
