side extension and loft conversion costs

i am looking to buy a house in which i will wish to do a side return extension and loft conversion, and had a few Qs i hoped some kind souls might help me with pls!

1. i had intended to do the side return immediately and then the loft conversion in about 2 years time. however it has been suggested to me that i could save money doing the two together. is this the case?

2. i have seen many side returns and about 75% leave a pillar in the middle of the new back wall, whilst about 25% don't. the latter looks a lot better allowing you to open the room up to the garden. presumably the only reason is cost - does anyone know how much extra cost it is?

3. i make provision for £40k for side return and a further £40k for loft extension is that enough? i live in south west london if that makes a difference.

    1. It may save a few quid.

    2. hard to say, more, bigger steel. Would allow a couple of thousand more but in theory the difference will be minimal.

    3. All on what level you want it finished too. It has been said 1000 times before on this forum. Very rough guide is £150 per m2 for the extension or £100 / m2 for the loft completely finished with bathrooms/kitchens etc.

    1. do you need planning permission? that isn't expensive but worth doing together as it will influence decisions you make even if you do them separately. ie you may be happy to pay extra to not have the supporting column if you know you can't do the loft extension.

    2. get rid of the column. you will always regret it if you don't! having said that, the beam cost is much more if the beam is over about 5m so bear that in mind.

    3. seems ball park ok.

    £1500/1000 per m2.....

  • Hi is the £1000 per m2 and £1500 per m2 estimates for a loft and side extension inclusive of VAT (or does it exclude VAT?)
