Hello All
I must apologise I have been asking more questions than giving answers, hopefully that will change soon.
We are FTBs, have put in the offer at full asking price and this was accepted. The contracts have come through and the vendor is asking £100 for something that was on the property details.
Is this correct, can she do this, if it was on the details I always thought that it was included in the price?
Am I being too picky? Or should I make a stand on this?

If an item is listed on a set of details, usually it is to be left. The seller may have changed their mind, in which case she may have informed the EA, check to see if they have amended the details since they have been approved by the vendor. If you offered less than the asking price, the seller may have told the EA that she wasn't leaving that item if she accepted the offer. This shoukd have been conveyed to you during negotiations. Speak to the EA to try & clarify the matter, bearing in mind this may be the first they have heard about it.0

What exactly did the details say - look in the small print as it normally states whether everything listed is included or not.Warning ..... I'm a peri-menopausal axe-wielding maniac
