90% LTV mortgage with ccj?

Hi All,
My partner and I are selling my house at the moment which we have £18k equity, we're looking to buy a property together and the £18k gives us a 10% deposit, therefore we need to borrow a 90% mortgage but I have a ccj. The ccj is for £377, I have never had an credit problems before and this ccj was aquired due to a disagrement regarding nursery fees for my son, I ended up being taken to court and didn't realise I'd then have a ccj on my credit details. We saw a financial advisor who told us id would be no problem getting a new mortgage as both our credit ratings are in the 800's and 900's and my partner doesn't have any ccj's so we then put my house up for sale, which has now sold, found a proprty we'd like to put an offer in on and are now being told by the financial advisor he's struggling to find us a deal! Any advice would be much appreciated! Thanks guys x

    You will find it extremely difficult to get any mainstream lender to offer you a mortgage with a ccj....They could probably find you a lender but the rates will be considerably higher and they will more than certainly require a larger deposit........

    thanks for info, this is what we thought, we thought we had around 18% deposit but my house was valued alot less than what we thought :( looks like we're stuck for a few years as i've only had the ccj for 3 years and i believe thet stay on record for 6. very frustrating and if i'd have known this i would have made sure i paid it as have never defaulted on anything before :(

    You could try your own bank and explain situation

    i think i will do that, i have my current mortgage and bank account with same lender and have been with them for years, if they don't then nobody will, i guess it'll be best to go in to rented until my ccj has gone or we can save up a larger deposit :-s

    i've had a mortgage broker contact me today, should i get a 2nd opinion from them? they're saying there are over 8000 out there on the market and someone would cater for us, are they just saying that to try and get business? surely they wouldn't bother if they couldn't help, they know my situation? ....:cool:
