  • I'd get the estate agent to check with the buyer as to whether they would be bothered if you took the bathroom cabinets and replace them with another one. Provide estate agent with a picture of the cabinet you intend to leave so the buyer can decide if they are happy with this arrangement or not.

    They may have looked at your current cabinets and thought 'I dont like those, we'll replace em when we move in' or they may have thought 'Love those cabinets, they really make the bathroom more appealing".

    You'll never know unless you ask, dont be surprised if they want them left though.

    When I have looked at houses I have always asked the vendor if it is ok to take photos. I find that you are looking at so many things you forget the details.

    I am only quoting (my solicitors written advice) based on my recent experience of when it arose with my sale. Now sadly aborted again for the umpteenth time and back to square one.

    Definitely just speak to the buyer. It's hardly going to be a dealbreaker. You never know, the buyers might have looked at the cabinets and thought "they've got to go" anyway!

    When I bought my house, they took all the curtain poles but didn't "make good" - I was glad they didnt' because I could re-use the holes.

    No they didn't, but 1 cabinet is clearly shown in the EA pictures. I have ticked I am leaving 'bathroom cabinet' (singular!) so I think I am going to take one (tbh it gets in the way anyway as bathroom is too small for 2 big cabinets, always bashing my head on it lol, so be very surprised if they left it anyway!) I am also going to ask if the buyer minds if I substitute the other for a wooden one. If they say no I will leave as is. Does that sound fair?

    One of my jobs for next week was to remove all nails/ hooks/ screws for pictures etc, poly fill and paint- but from what people are saying it sounds like this is not necessary! Great! :-). Will ovbiously fill anything I remove and paint, but was thinking the picture hooks might be useful for next occupiers anyway!! (only the odd one here and there anyway)
