    How long have you been self employed?
    Do you have accounts and what are your net profits?
    Any adverse credit?
    How much would you actually like to borrow?

    we would prefer minimum as we are looking at doing up a property and may even eventually rent out too so nothing that ties us in. been self employed for 10 years or so. No adverse credit. smaller property than one we have now.

    The rates for employed are the same for self employed. If you're looking for self cert, they no longer exist as such.

    I suggest you see a whole of market adviser who will guide you

    Deals, some lenders can look at adding certain items back into your gross income in order to boost the amount you may borrow.

    If it's an investment property, as long as you have a minimum 25% despoit, there are lenders that do not ask for your personal income. One such lender is currently offering rates around 4% but they want about 45% deposit!!

    a guideline for what...you want help but you're very sparing with your words, you have to give more info.......as for what conrad posted that's assessed on an individual basis
