Hi folks
My fiancee and I are looking at a house and it ticks all the boxes apart from the fact a hotel is behind it. We took a drive past and the hotel carpark is directly behind the property with no security fencing up to restrict access to the back garden. Do you think this is likely to lower the value of the property?
Not sure what to do.
Any thoughts?

I wouldn't buy it. I'd think about noisy arrivals/departures, slamming doors, late hours kept, possibly delivery vehicles (for kitchen etc). Then, between seasons, all the upgrade work as they keep on top of maintenance and keeping it all modern.
As for security, if I had a friend who bought it, I'd recommend they plant a pyracanthus bush (spikey thing, used to deter ne'er do wells).0 -

But look at the positives....you'll never get a housing development appearing just the other side of your back garden, nor a shopping centre etc etc. The hotel will be obliged to keep noise contained within the building - if they don't they will have environmental health officers on their tails forcing them to do so.
Since your query specifically raises the security fencing issue could you find out from your solicitor if the hotel would be obliged to erect such a fence. Otherwise you could construct your own. Surely security of your own home is your own responsibility anyway.0 -
I would be put off by the coming and going of hotel guests at all hours.
Its all very well stating that environmental health etc will visit and keep it all hushed and quiet but car doors will still slam, engines will still make a noise, suitcases will still be wheeled accross lumpy tarmac.
Friends of mine lived in a flat backing onto a hotel carpark and had terrible experience of the noise.
However, I'd also think its noises you'd get used to - like living on a train line or next to an industrial delivery centre like I used to.
With regards to the security aspect, I agree with Clutton and PasturesNew. A fence and a pyrocanthus would work wonders. If its a really big pyrocanthus then it could even help block out some noise too with its foliage.0 -
How big is the hotel & the carpark. Do cars drive beside the house to get to the hotel or is the access from somewhere else? What sort of guests stay in the hotel & is it licensed for non residents? Have you spoken to neighbours about noise? It may be worth speaking to LA environmental health to see whether there have been any complaints of noise.0

behind hotel it may affect your privacy ....... you can't sleep well due to the disturbances occur because of the vehicles.............0

The worst hotel noise is when the bar-staff tip all the empty bottles into the recycling bin at 2am, CRASH!!
Then again, if you have a tiff you can nip over to an en-suite rather than sleeping on the sofa
