Just checked and there are 2 rows of bricks, then what appears to be the dpc (can see some black edging sticking out in places and also orange plugs at intervals in the mortar between the 2nd brick and bottom of the stone cladding.
I can't see many gaps in the stone cladding mortar but the 2 rows of bottom bricks have fairly wide gaps between the bricks, the mortar isn't flush and there is alot of moss.
There is also a small gap between the paving slabs and house - is this normal? Or should this be filled in as well?0 -

Thank you. I have already come across some of his (and dampdaveski's) posts. The problem is that there are so many different causes, and obviously it is difficult to describe/picture exactly via a forum. Which is why I am trying to find out as much as I can, and eliminate any possible causes.0 -
Hi
How far above ground (paving) level is the damp course?
GSR.Ask to see CIPHE (Chartered Institute of Plumbing & Heating Engineering)0 -
This varies. At the front of the house there are 2 bricks before the dpc starts.
At the side of the house it starts off at either 2 or 3 bricks high (can't check at present) but does go down to almost ground level further along.
This is due to a concrete ramp (which I am aware will affect things and needs removing if at all possible) that previous owners put in.
It looks like there may be an old dpc about 1-2 bricks high and a newer one was put in higher up when I bought the house 2 years ago.
The problem I am experiencing is at the front of the house though, at the far side of the front door.0
