FF given your time on the forum you know better than that.
There is NO legal requirment to have electrics tested. However the LL has a legal duty of care to a T. Therefore if a T is injured through faulty electrics, the fact they had not been tested would be used against them to show failure of duty of care. It is subtly not the same, since it is after an event rather than testing/prevention which is before an event.
The legal requirement applies to gas only.0 -
a 3 year old electrical system is almost certainly absolutely fine... most domestic electrical installations are expected to last 20 years or more... dont worry about that.....
OP - if you are to continue with this tenancy then either deposit the money with a deposit scheme.. or - my own best advice would be to give it back - AS LONG AS you trust these friends to not damage your house..... it is not compulsory to take a deposit...0 -

this CRB only applies to landlords of properties which require a Selective License....
i, and many thousands of LLs, thought it insane that w3e need CRB as we are never likely to be in charge of tenants children without supervision by a family member .......
btw - any students over 18 who are in further education in a class which contains under 18 year olds ALSO have to buy their own CRB - the world has gone mad......0
