I hope so too MM! Have done all the work, dug out and copied all the necessary ID and paperwork and had the valuation done so now just a case of waiting for it to go through. Fingers crossed it goes without a hitch. I think you're right, it does feel like the right thing. You can't really put a price on feeling secure with something so big and the fixed rate means we don't need to worry about it and can just get on with paying it off! That's worth it to me but I guess it is all individual and while this suits my particular needs could be totally wrong for somebody else. Thanks again for all your help and encouragement.

Hi MM and Dwight,
Just wanted to update you and say that the mortgage has now completed - the broker was good and the solicitors NR appointed managed to get it pushed through quickly so I could pay off that loan without incurring penalties. We had to pay a little extra for our survey as the house was valued higher than we'd thought (not a bad thing!) but all in all I'm pleased with how smoothly everything went. Just wanted to say thanks for all the help along the way.
