Hello, I have a question that I hope someone could offer advice on.
If my house had a quite large extension to the side of it about 10 years ago can I still build something that falls within PD rights. The interactive model on the planning portal website suggests that it would be fine. Thanks

When the previous owners of this house went to the council to enquire into this exact situation, the council did take into account the existing small lean-to at the side of the house. Luckily, they were still able to extend within permitted development. The Council sent a letter confirming this OK.
So, personally, I recommend you give your council a ring to enquire and I am sure they will do the same.

yes. with the new rules. it used to be much harder and more complicated.
now the rules have been relaxed its much easier to do PD.Get some gorm.0 -
Permitted Development applies to the house as it in 1947 or when it was built if it is younger than that.
You will need to check - if your current extension falls within PD rights on the existing house and your new one does as well then you should be fine but I'd advise that you check with the Planning Department first if you are remotely unsure.Everything that is supposed to be in heaven is already here on earth.

Prior to 2008, PD rights had a volume limit which meant that once you had extended up to certain volumes, then anything extra then required formal permission
Since 2008, the volume restrictions have been removed so you can now extend as much as you like as long as you keep to the dimension limits - 3m out, low eaves heights near to boundaries etc.
In reallity the amount of extension room availible is limited by the size of the property, so it not normally possible to go much more than the old limits in any case0 -
