I can get carpets a bit cheaper, but yes even if it did really, I mean £500 over 3 years usage, rather than looking at hideous dark/jazzy carpet, with lord knows what on/in it isn't that much is it?Blackpool_Saver is female, and does not live in Blackpool0 -

What I want to know is why did the OP decide to buy an expensive carpet for a rental place? I would have gotten a cheap one. Also 1 year ago? Did you know that the house would be a short term place? I can understand putting in a nice new carpet if you wanted to stay there for years and years.0

Take it with you.
If the LL challenges it, ask him for an inventory and point out that there was no carpet there when you moved in. Underlay you found, underlay you leave.

With the threads on here lately it is quite obvious LL's tend to take the pi$$ when possible.

2) who do you think are the most prolific posters on this site giving advice to tenants with problems - that's right: landlords!
There are many LLs acting professionally, responsibly, legally and ethically, just as there are many excellent tenants. But when those of us who treat tenants well hear of LLs not doing so, we happily advise those tenants of their rights.
Just browse the site to see how often we urge new LLs to join a reputable LLs association so as to understand their responsibilities.
In post 9, I gave my view of the morals of this issue. But I also didn't hesitate to provide the OP with what I believed to be the legal position. The OP is then able to decide his own course of action.
I could describe many atrocious tenants, but I don't make generalisations about tenants on the basis of them.0 -
Also we live in Scotland, so we don't have a deposit protection scheme as far as I understand it.

In your shoes I'd take the carpet, also take loads of photos of the place so you can prove the condition of the place when you leave (make sure you get a witness to your taking the photies..).
LL will probably withhold deposit (no Dep Prot in bonnie Scotland).. and you'll need to then sue him in the Sheriff Court for the deposit - quite a simple provess, quite cheap..

The impression I've formed is you get all sorts here, and that ain't a bad thing either...
Stone me, we've had some really dumb Landlords, some verging if-not-more-so on the criminal variety... and some bleedin' glum LLs also...
IMHO vaporate's views are understandable & I'd agree with most of what he/she says..... Surely GM can't have had a raw nerve hit eh?? No, thought not either...
Re. carpets I did have one couple as tenants who when they left (already owing me ££££) decided to remove the carpets (mine!), ripped them off the floor-boards & in the process yanked the storage radiators (house 46 miles from nearest Gas main..) off the walls...
Oddly they did me a favour: The carpets were knacked & I was replacing them anyway, and the place needed (as in "attractiveness" rather than "dangerous and illegal") an electrical update including all-new storage radiators... and yes, I'm lots of wonga down the recovery of those ££££s route, partly thanks to the dear old Scottish Small claims court process (there was another, bigger case also..)

Am I missing something? The LL wants the property returning in the condition it was when the tenants moved in. Therefore the tenants are obliged to remove their carpet and leave the underlay.
For some unknown reason the LL is demanding a carpet which he has no right to expect.
Solution. Sell the carpet to LL for £200.00 or whatever. Problem solved.0 -
I wouldn't give him a grands worth of carpet, as if you don't have a inventory then theres nothing on there to say what was and what was not in the house to begin with. At the end of the day they will have thousands of pounds of rent out of you, and your probably doing the next lot of tenants a favour as he will need to put new carpets in for them before they move in anyway.:T:T :beer: :beer::beer::beer: to the lil one
