In 20 years time the price I pay now will bare little resemblance to the price then due to inflation etc.
this is the biggest point that many people in the bear camp seem to be missing who are not buying because they see it as too expensive now.

housing is now more affordable than it has been for years, and is likely to stay so as more low deposit mortgages come on stream.

Where are these low deposite mortgages of which you speak? 85% LTV appears to be the lowest at the moment and there are even few of these.

I just don't understand how you can say that property is affordable.

2 bed houses in our area (zone 6) average around £220k. So you're expecting young buyers to save at least £33k. Who has those sorts of savings these days? AND that's also on the worst rates.

Good news...This means that I'll be able to overpay my mortgage for a while longer...

It's a shame for the savers who were fortunate to buy a house when house prices were at a realistic level. You win some, you lose some.
  • Lots of places in Kent can be bought for a third of £75,000 a year.

I don't really understand what you're saying here.

Hurray Just received a letter from C&G saying my 5.29% fixed rate is ending and going onto their SVR of 2.5% Nearly £300 a month better off!

Would quite like to overpay to increase my equity (currently about 30%) so I can get a decent deal when the rates start to rise or is it better to use the saving to pay off £20,000 on credit cards, which will help more getting a bigger mortgage in a year or two?
