How important is the HIP

    G_M, I saw that stuff alright about it being possible for a HIP to last over 12 months - the important bit though is that it implies that that's only in the case of the same vendor. This is a different vendor so I would assume that a fesh HIP is needed.

    Basically an H.I.P. is the same as an MOT Certificate for a car, only relevant on the day of the test, many things can change from the test date :eek: & many things can change on a property.

    You're right. I was responding to the claim that a search was only valid for 3 months, not the OP's query about this HIP being a previous vendor's.

    Actually the sad fact is that HIPs are pretty useless at the end of the day. An expensive and bureaucratic burden, intended to make the process faster, but which a) doesn't speed it up and b) results in duplication of searches.

    The other original aim, to cut out duplicate surveys by prospective buyers, was dropped from the HIP legislation.

    The new government, after 6th. May I am told, have promised to scrap HIPs :)but they cannot touch EPCs as they are a European Directive. :(

    Except that a HIP is NOTHING like an MOT certificate because a HIP does not test the condition of a property, unlike an MOT which tests the condition of a car (shrugs shoulders)
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    The hip is vital in aiding you to stabilise yourself, it will ensure you are able to move forward in a convenient and uninhibited manner.
