    I'm one of the people who look in the below pavement windows.....I always do as the best people are usually in there.

    Shouldn't think you'd have too much trouble, as long as it's been surveyed properly and you don't mind having less light at the front. But as has been said, they are bigger due to no stairwell.

    Thanks - the flat I'm looking at has a ground floor level which is lovely and light, and the road is pretty residential and isn't used as a through-road. It's just 2 of the bedrooms and the bathroom that are at basement level.

    And before everyone says it, yes it is horrendously expensive but it's London prices sadly! And it is overpriced, wouldn't pay what they're asking for it...

    I'm not a big fan of semi basement flats but if you have the main living space on the raised ground, and you get a garden, then actually not a bad option. As others say, watch like a hawk for any signs of damp.

    My question would be more around how much of a resale market there is for 3 bed flats. you mention families, but is it a family area? might families prefer to move somewhere less central and buy a larger and/or freehold property? but provided you're confident on that score then this seems like a good example.

    personally, unless you need 3 bedrooms yourself, I'd be inclined to go for a slightly smaller flat in a slightly better location (eg closer to transport) for the same budget. but of course you may need the 3 beds.
