Regulation for external door in small block of flats

Anybody any idea please of regulation required for external door on small block of flats - i.e. Security is not an issue as dosent need to be lockable. I'm just thinking could you put a standard clear glass fully double glazed door on? Even though with the double glaze frame, it would maybe create a tripping hazard. Hope this makes sense -

  • You might need a fire exit type push bar or push pad on the inside if it's a designated escape route.

    And I agree it would be best to avoid a trip hazard with the threshold.

    Any particular reason for not having it lockable?

    no idea on regulations but as an occupier of the flats I would want it lockable

    In principle, a door can be fitted.

    Considerations would be - individual flat or communal area, flat or HMO, designated fire escape or not.

    If intended as a fire escape, then you need a level threshold - not one of those poxy plastic frames with a high threshold. Also avoid high thresholds for any communal door to avoid claims of neglignece when some occupant or visitor trips over it, and to allow use for disabled persons

    You need to apply for building regulations for the structural work - and also for the thermal efficinecy of the door if part of an individual flat. Also in terms of any fire safety related issues

    Glass may also need to be fire resistant or wired glass

    Speak to the HMO team at the council, perhaps planning, perhaps building regs. There is certainly guidance on my local councils website.
