Surveyor coming round... ?

Not sure if this'll be a thread to nothing!??! Sorry, i'm a first time seller!

My place is sold STC, got a surveyor coming around soon, - any advice I should know about before they arrive? Clean & make the place look tip top?

One thing in particular I'm slightly concerned about is some recent cracks in my ceiling, quite a few new ones have appeared, & i'm not entirely sure why (although I have got quite a lot of stuff stored up in the attic..!)

    Surveyors aren't @rsed about the property being clean and tidy, they're there to ensure it's structurally sound so the lenders money is safe and if they're also doing a homebuyers survey that there are no serious/unexpected problems for the buyer. That said, if your house is really untidy or dirty you might want to clean it so the surveyor doesn't think your an mucky oik!!

    If the cracks in the ceiling are hairline they shouldn't be too much of a worry but if the stuff you've got stored in the loft is really heavy you may not have a ceiling for him to inspect so I'd store it somewhere else or if it's junk chuck it out before your move.

    I completely understand where you're coming from- we were really worried when the surveyor came round to our property. Do you know what type of survey it is? Ours was a valuation- we have many 'settling' cracks etc but he wasn't at all worried about it... and valued it at 138000 even though our asking price was 134000 (had a bidding war).

    I would tidy up so he / she can walk into all rooms without being accousted by boxes, but don't worry to much, they expect to see settlement etc.

    If it's just a valuation survey they will spend more time measuring the outside than looking round- nothing to worry about.

    No, I have no idea what sort of survey it is. I also won't be there when he comes round, the EA is going to let him in with a key i've lent them.

    I was quite worried when had person round to do a survey on my house. Have a few problems with the garden in the house, but thankfully I think everything was ok when he came round... He was doing a homebuyers report, and took about 45-60 mins going round. Checking the drains, looking in the roof, went all round the house.

    When he finished, he said nothing to worry about, just the usual stuff. So hopefully everything's fine with that. Still worrying though, as he only came round a few days ago, and am waiting to hear from the estate agent or someone to find out what is happening. Probably won't be until next week now though!!! :(

    The whole selling process is a waiting game isnt it lovelldr? It's horrible, it's like living in limbo! I try not to think about things too much.. - sometimes easier said than done though :)

    Tell me about it. Am worried about having problems on my house which will then cause problems for getting everything ready on the new house!

    Just wish everything would hurry itself up, and we would know that it was virtually all ok for the move!!!
