    In my opinion 3k is not alot in terms of mortgages and hassle... for all you know you could put off buyer for sake fo 3k,,.... and try to sell house for another 6 months... not sell it and end up more than 3k down.

    Also.. as abuyer if anyone puts 'offers in excess of X'.. I will offer 5-10k less than the 'in excess bit'... with looking to not exceeding 5k less than house price.

    Because offer in excess is stupi, in scotland it works sure... but your basically trying to set a lower limit... anyone will go for lower limit woudlnt they? ... You wouldnt think someone will offer you 250k when you put offer in excess of 200k would you? Whereas if you put house onat 205k... then you'd prob be negotiated down around 195kl.

    I'd reckon FTB will offer 190k aiming to get to 195k.... As a FTB Estate agents and sellers love us... chain free buyers... with a big deposit and mortgage agreed... = sell house now as oopposed to later.

    I totally agree with what sandraa have just said!

    Your house is either for sale or it isnt, the redemption penalty is your problem not the buyers.

    Couple are in rented and want to live 4 doors away from parents in our street

    If this is true and they have not taken one of the other 3 then they are very likely to buy.

    Find out when their tenancy agreement can be ended.


    Do you know the parents? they live close

    If they offer you what is a fair price, what you were hoping for, then GO FOR IT.

    And about the £3k... I do understand it is a lot of money for you, but probably it is more money for the people that are going to buy your house... WHY THEY SHOULD CARE ABOUT YOUR PERSONNAL CIRCONSTANCES?

    To me... it sound like you either don t really want to sell, or you are just simply not ready to let go.

    PS we have sold! .. purchasers have agreed to 2K extra and the sale is agreed! (and no that is not a parking space on Moss Side included):rotfl:
    Now got 6 to 8 weeks to find a home..
    A huge Thank you to everyone for their replies to my thread .. the ones I wanted to hear and the ones I probably would have prefered not to have had to listen to but needed to be told.
    Next step is the rental market..
