two lodgers want to use there deposit as rent

    They want you to forego the rent that's due for the time they've been living with you and not paying?
  • in the future its probably easier if you include bills in the rent, which is what i have always come across as a lodger.

    I got the firm impression that as they were paying their rent a month in advance they don't think they need to pay for the current month if it fell due on the first of February and they are leaving at the end of this month as the OP is holding the equivalent of one month's rent as deposit.

    Seems entirely logical to me but perhaps I may have missed something. I often do

    The OP's 1st post says: "they have not paid any rent this month and want me use deposit for rent."

    The LL should not have to use the deposit as rent since the tenants a) owe for bills and b) might leave damage behind.
    That was (I think) the issue). However:
    they have been evicted from the big brother house!!
    Good to hear. Anxiety over. I hope you're not out of pocket, but to be honest when it's your home that's involved the most important thing is the peace of mind.
